I hope you are having a great week. I found out some interesting information at the Cotino sales studio today. This is big news and information that hasn't been released anywhere yet.

After the pre-sales appointment, you will have to submit documents showing proof of funds or get pre-qualified with the builder's lender. You are allowed to use your own, but they will want to cross-qualify you with theirs. To be able to get a home-buying appointment in late January to late February, you will have to go through these steps. Disney is currently requiring this for anyone who wants to buy.

Many people have been wondering, 'What amount am I qualifying for?' We have heard the Cottage Collection is in the 'upper millions,' and the Grand Collection is in the low $2 millions. Well, here's the big news so that you can get an idea of what you have to qualify for to move on to the home-buying appointment. Everything I say is subject to change, and this could be wrong in a week, but it's what we got now!

Cottage Collection Pre-Qualifying Requirements
$1,650,000 is the amount you have to qualify for if you are interested in the Cottage Collection. They aren't saying these are the starting prices for homes but merely the required qualifying amount.

Grand Collection Pre-Qualifying Requirements
$2,100,000 is the amount you have to qualify for if you are interested in the Grand Collection. They aren't saying these are the starting prices for homes but merely the required qualifying amount.

Unfortunately as of now, if one doesn't qualify with these amounts they won't be able to move on to a home buying appointment.
Condominium Pricing
More big news is that I heard condos won't be cheaper than the Cottage Collection. The condos are expected to have an even higher price per square foot than the Cottage Collection! This makes sense with the location right next to Cotino Bay. To be honest, I still am a bit surprised. Apparently, these will be a very high end experience.

With homes starting around $1,650,000 for a 2,220 square foot home, it's really not surprising because new construction homes in Rancho Mirage start at $700 per square foot and go up to $900+ for some developments.
