What I've Learned From Pre-Sales Appointments - Part Two
In this blog post I am continuing to provide all the information from the pre-sales appointments I have attended. Look at this as "part two" from the email I sent last week. As always, all of this is subject to change, but this is the most up to date info!

Earnest Money Deposit
An earnest money deposit is not required until you sign a contract. They are not asking for this money upfront, which is great.
- Cottage Collection: $30,000 for earnest money deposit
- Grand Collection: $40,000 for earnest money deposit
Quality Of Construction
Disney is offering a premium product with Cotino, and I am happy to see that they will be including a lot with their homes for the price, such as solar panels which I mentioned in last week's email. Additionally, here are some more included options below.

- 12x24 tiles throughout the home
- 5-inch baseboards
- Smooth stucco
- JennAir appliances
- Gas cooktops

Phase 1 Release & Model Homes
Shea will be releasing the first homes in January; and Davidson will be releasing in March. The construction of model homes has begun, which is exciting news! There will be 2 models for the Cottage Collection and 1 model for the Grand Collection. The Cottage Collection in the all-ages section will not be released for another year. Shea Homes will not be the builder of those homes. Their target is 8-10 months to build and complete homes once you sign an executed contract. For new home builders in California, the state requires that the homes be built within 12 months of an executed contract.
Landscaping & Pools
The initial landscaping in front of the house will be installed for you. The landscaping that is past your sidewalk and by the front of the street will be managed by the HOA. There will be landscaping packages they will offer that you can pay for in cash or wrap into your loan. They will be working with Teserra for landscaping and pools. They are one of the best companies in the desert, and I have had past clients use them to build incredible pools.

Condo Information
They have said not to expect any information on the condos until the second quarter of next year (2024). The pricing will not be more affordable than the Cottage Collection, and now they are saying it will most likely be even higher. They haven't picked out a builder for these yet and don't have any floor plans yet.
