In the last few weeks, I've been on many pre-sales appointments, and I wanted to share some insights with you regarding the most important information I've found. By the way, as you know, all this is subject to change!

Pre-Sales Appointments On Hold
As of now, they are not scheduling any more pre-sales appointments. I've heard from the sales team that they will continue them after January 9th. They have said that if you want to purchase in the first phase of homes, you will need a pre-sales appointment before January 9th.

I believe that anyone who has a pre-sales appointment after the 9th will most likely be added to the queue of home buyers for the first phase. There will be 1,932 homes in this development, so don't worry, you will be able to get a home if you want one.

HOA Information
There will be two different HOA fees within this first phase. The multi-generational area will have an HOA fee of $600 per month. The 55+ area will have an HOA fee of $680 per month. They have said the 55+ area will have a more expensive HOA due to special programs for the residents of the community. Longtable Park, located in the 55+ area, will have special features such as bocce ball courts and barbecues as well.

The HOA will cover landscaping for the common areas and the gate guards. They have said the HOA will not cover any utilities like cable and Wi-Fi. Additionally, the HOA will be controlled by Disney, so you will have that same amazing experience you would get at Disneyland or Disney World with the management of the community.
Time Frame of the Community

As of now, they have said the following is the timeframe for how the community will be built:
- The first homes will be built in October-November 2024. Cotino Bay will be filled at the same time as the first homeowner moves in. The Bay will not be swimmable yet, but it will at least be filled!
- The Artisan Club is expected to be completed by mid-2025. They will be opening the clubhouse all at once, not in separate phases.
- The Town Center's first phase is slated for release by mid-2026.

Cotino Bay Information
- The Bay will be filled with water from an aquifer under the 618 acres of Cotino. It will be 42 inches deep at its shallowest point, extending to 12 feet deep further out in the bay.
- The Bay uses 30 times less water than a golf course. There will be two wells on site.
- The Bay requires only a fraction of the chemicals used in a normal pool.
- Cotino will feature the largest bay by Crystal Lagoons in the USA.
- The Bay will have LED lights that light up in the evening, creating a stunning effect!
- The community will have five separate private beaches.

Artisan Club
As of now, the first homeowners in Phase 1 who purchase a home will have the initiation fee of $20,000 waived. I sent this document a couple of months back, but I included it again below for you to see. This package of documents are the ones you receive after a pre-sales appointment!

They are also saying now that if you have an Artisan Club membership, you will be allowed to bring 8 accompanied guests with you to use the bay or the facilities. For guests who are unaccompanied, you will be given 10 day passes annually that you can give out to family or friends. It's really nice that you will be able to bring friends or family members with you to the Artisan Club, and they won't need a membership if they are with you.

Solar Panels
Solar panels will be included, which is huge news! Sunrun is the vendor they will be using. In California, every home builder is mandated by the state to include solar panels on homes. Most builders pass that cost onto homeowners and act as if solar panels are included. As of now, solar panels are included, which is a big cost-saving feature. Solar panels can cost $20-$40K depending on size of the house!

The biggest utility cost in the desert is electricity. For example, we have an 1,800 square foot home just a few minutes from Cotino. In the summer, we keep our house cool and keep the lights on all day. Our bill went from $500 in one month during the summer to $50 after our solar panels were activated! So, that's huge news that they are including this for you. Also, if you have an electric car, like a Tesla, then you are basically charging for free!
