Golf at The Club at Morningside

The private Jack Nicklaus Signature course is an 18-hole layout set across approximately 140 acres of maintained turf. Twenty acres of lakes come into play on 14 holes, creating a course where water, bunkering, approach angles, and green position all affect play.

The course is especially known for the lake and double green shared by the 12th and 18th holes. Full Family Golf Members have unlimited access to the golf course and practice facilities without required tee times.

Practice facilities include two putting greens, pitching and bunker areas, professional instruction, private lessons, clinics, playing lessons, and a full-service golf shop and boutique.

The course, lakes, fountains, fairways, and San Jacinto Mountain views also influence residential value. Two homes with similar floor plans can feel very different depending on their orientation, fairway position, water view, privacy, afternoon sun, and exposure to golf activity.

Full Family Golf and Social/Sports Membership

The club offers Full Family Golf and Social/Sports Memberships. Property ownership within the Morningside community is not required, and membership remains subject to availability, the club's application process, and approval.

Full Family Golf Membership extends full privileges to the member's parents, children, and grandchildren without additional family fees, age restrictions, or limited family-use periods. Privileges include unlimited golf, practice facilities, tennis, pickleball, fitness, spa treatments, social events, dining, and clubhouse facilities.

Social/Sports Membership includes the primary member, spouse or significant other, and children under age 22. Privileges include tennis, pickleball, fitness, spa treatments, social events, dining, and clubhouse facilities.

Neither membership category has a food and beverage minimum. Both categories currently list a $900 annual service charge, with separate monthly capital contributions based on the membership selected.

Morningside HOA Dues and Community Services

Current property-specific HOA examples range from approximately $1,450 to $1,740 per month. The amount can vary based on the property, association structure, maintenance package, and how the total is reported in the listing.

The Morningside Community Association provides controlled access, perimeter security, continuous patrols, a Security Command Center, home-alarm monitoring, common landscaping, and onsite homeowner services. Current listings also report services such as cable television, trash, grounds maintenance, community pools and spas, and the community dog park, although exact inclusions can vary by property.

Homes and Property Types at Morningside

Morningside includes 363 residences arranged around the golf course, lakes, landscaped common areas, and private streets. Homes include attached and detached residences, established developer floor plans, substantially remodeled properties, and larger custom homes.

Many residences are single level and have three or four bedrooms, large living areas, private courtyards, pools and spas, golf-cart storage, and walls of glass facing the course, water, landscaping, or mountains. Remodel quality varies widely, and two homes based on the same original plan may have very different layouts, systems, finishes, outdoor improvements, and maintenance needs.

Listings may classify Morningside properties as single-family residences, condominiums, attached homes, or planned-development properties. The title report, parcel information, association documents, insurance package, and maintenance responsibilities control for the individual home.

Property Position Within Morningside

Course frontage is not the only position that matters. Buyers should compare the specific hole, lake and fountain views, mountain orientation, morning and afternoon sun, golf-ball exposure, cart paths, road activity, neighboring homes, clubhouse proximity, and nearby community facilities.

South-facing outdoor areas can provide direct mountain views, while other positions may emphasize fairways, water, landscaping, or greater privacy. The best orientation depends on how the buyer plans to use the home during different seasons and times of day.

Current Morningside Country Club Homes for Sale

Three homes were actively marketed on July 29, 2026, with asking prices from $1.825 million to $1.999 million and a median asking price of $1.895 million. The available residences ranged from 3,229 to 3,389 square feet.

That inventory represents a narrow group of homes and should not be used as a permanent community-wide value range. Larger floor plans, extensively rebuilt homes, custom properties, exceptional south-facing locations, and homes with premium lake, fairway, or mountain views can trade at substantially different prices.

Buying a Home in The Club at Morningside

The useful comparison begins with the individual home. Floor plan, renovation quality, legal ownership, HOA structure, private outdoor space, course position, water and mountain views, and sun orientation can matter more than community-wide averages.

The membership decision should then be evaluated separately. Buyers who want full golf privileges can compare the Full Family Golf category with the Social/Sports option, while considering the total initiation cost, recurring dues, capital contributions, family access, and current availability.
