Golf at The Springs Country Club

The private Desmond Muirhead Signature Course is an 18-hole, par-72 layout with water, bunkering, mature landscaping, and homes positioned throughout the course. Fairway, green, lake, and interior locations create different golf and residential settings within the community.

The club recently completed a $16 million golf-course and irrigation renovation designed by Cary Bickler. The project added new greens and bunkers and installed a Rain Bird IC irrigation system.

Practice facilities include an upgraded 30-tee driving range, short-game area, and putting green. Full course privileges require Golf Membership, while resident Community Membership includes access to the driving range and putting green after 2 p.m.

Community Membership, Golf Membership, and HOA Costs

Community Membership is included with homeownership and provides access to dining, social events, the fitness center, tennis, pickleball, bocce, and the club's other non-golf facilities. The recurring Community Membership charge is included in the monthly HOA assessment.

Residents who want full golf privileges pay a separate Golf Membership initiation fee and monthly golf dues. The resident Golf Membership initiation fee typically ranges from $15,000 to $17,500.

The base assessment covers exterior painting on a six-year cycle, roof maintenance except skylight replacement, common-area landscaping, 46 saline community pools and spas, controlled gate access and continuous patrols, home-alarm monitoring and maintenance, exterior rodent and pest control, reserves, and association-provided fire, liability, and earthquake insurance for the structure.

The cable assessment covers television, internet and Wi-Fi service, equipment, and a modem. The Social Club assessment covers Community Membership, including the fitness center, dining, social activities, racquet facilities, bocce, and limited practice-facility access.

Homes and Floor Plans at The Springs

The community was developed with 12 base floor plans and several later variations. The original plans generally range from 2,300 to 3,100 square feet with two to four bedrooms, while expanded and extensively remodeled homes can be larger. Current listings include residences up to 3,644 square feet.

Homes may be attached or detached, and some include private pools in addition to the community pools. Course frontage, greenbelt space, lakes, mountain orientation, sun exposure, road position, and proximity to the clubhouse or courts can create meaningful differences between otherwise similar floor plans.

Renovation level is also important. Many homes have been substantially reworked since their original construction, while others retain older layouts, systems, windows, finishes, and outdoor improvements. Two homes based on the same original plan may therefore have very different condition, maintenance needs, and market value.
