BIGHORN has two private 18-hole courses with different terrain and playing characteristics. The Arthur Hills-designed Mountains Course follows the natural foothill elevation, with changes in direction, extensive bunkering, rocky terrain, water, and views across the Coachella Valley.
The Tom Fazio-designed Canyons Course opened in 1998 and has a broader desert setting with rolling fairways, elevation changes, water features, and long mountain and valley views. The course hosted the Battles at BIGHORN from 2000 through 2002.
BIGHORN's tournament history also includes the Skins Game, U.S. Senior Match Play Challenge, and the LPGA Samsung World Championship. Golf Members have unlimited access to both courses without required tee times.
Practice facilities include driving, putting, and short-game areas. The high-performance Golf Learning Center provides professional instruction, video analysis, launch-monitor technology, swing analysis, and a dedicated putting lab.
Club Membership has a current initiation fee of $275,000. It provides the member and a spouse or significant other with access to the club's social calendar, dining, fitness, spa, pool, tennis, pickleball, bocce, hiking, concierge, transportation, and other non-golf amenities.
Club Membership is a non-equity, non-voting, non-refundable, and non-transferable licence.
Golf Membership has a current initiation fee of $375,000. It includes unlimited privileges on both championship courses, the practice facilities, Golf Learning Center, golf programming, and the non-golf amenities included with Club Membership.
Golf Membership is non-proprietary, non-voting, and non-transferable. BIGHORN's public membership page does not list current annual dues, capital charges, food minimums, cart charges, or other recurring membership costs. Buyers should request the complete current membership schedule before relying on a total annual figure.
Membership remains subject to applicable residency requirements, candidacy procedures, availability, club approval, and the bylaws and rules in effect at the time of application.
Current HOA dues are $1,812 per month. Buyers should review the current budget, reserves, insurance, security, common-area services, transfer charges, planned projects, and any property-specific maintenance obligations before removing contingencies.

BIGHORN's residential areas are organised around the Mountains and Canyons courses. The Mountains side includes established villas and custom residences close to the main clubhouse and original course. The Canyons side includes villas, custom estates, and elevated homesites with different road patterns, terrain, and view orientations.
The community name alone does not explain a property's value. Buyers should compare the specific course and hole position, elevation, mountain and valley orientation, afternoon sun, golf-ball exposure, cart paths, nearby facilities, road position, privacy, and neighbouring construction.
BIGHORN uses Villa as a residential category for some established homes, but that marketing term does not determine the property's legal ownership structure or maintenance package. Buyers should review the title report, parcel information, HOA documents, insurance responsibilities, and maintenance obligations for the individual residence.
Custom homes range from established desert residences to large contemporary estates. Architecture, renovation history, parcel size, guest accommodations, garage capacity, outdoor improvements, pool orientation, privacy, and course position can create substantial differences between homes with similar interior square footage.
The current $62 million offering at 706 Summit Cove is a 20,667-square-foot residence on a 7.67-acre hilltop property. It is an outlier within the active inventory and should not be used by itself to judge the value of a more typical BIGHORN home.
Three homesites are currently publicly offered from $3.1 million to $6.5 million. The available properties range from a 29,750-square-foot custom parcel to an elevated 2.14-acre site.
Land buyers should review architectural requirements, design approval, grading, geology, retaining walls, drainage, utilities, construction timing, approved plans, contractor requirements, neighbouring construction, and all carrying costs before purchasing.
The main clubhouse contains four privately owned custom penthouses. These residences provide a different ownership experience from a villa or detached custom home and rarely become available. Buyers should confirm the applicable HOA package, service arrangement, access, parking, storage, insurance, and membership requirements when a penthouse is offered.
BIGHORN Properties currently displays nine completed homes from $2.395 million to $62 million. The homes range from 2,338 to 20,667 square feet and include villas, renovated residences, larger custom homes, and an estate-scale hilltop property in the Mountains and Canyons areas.
Three homesites are currently offered from $3.1 million to $6.5 million. Publicly displayed properties marked active under contract are not included in these active totals.
A villa, mid-sized custom home, larger estate, hilltop property, and undeveloped homesite should not be compared using one community-wide price-per-square-foot figure. The more useful comparison considers the property category, renovation level, parcel size, course position, view orientation, HOA obligations, membership needs, and recent sales of genuinely comparable properties.

The first comparison should be the property category and location within the community. A Mountains villa, Canyons custom home, elevated homesite, hilltop estate, and clubhouse penthouse have different ownership considerations, maintenance obligations, view characteristics, and comparable-sale groups.
The membership decision should then be evaluated separately. Buyers who do not need full golf privileges can compare Club Membership with Golf Membership, while golfers should consider access to both courses, practice facilities, total recurring club costs, and the current application process.
