Explore PGA West homes for sale, residential associations, HOA structures, golf membership options, courses, amenities, and buyer considerations in La Quinta.

PGA West is a large gated golf and residential community in south La Quinta with multiple residential associations, six courses tied directly to The Club at PGA WEST, and housing that ranges from golf-course condominiums to custom homes and deeded Residence Club interests. Homeownership and club membership are separate, so buyers should compare the exact association, property type, HOA package, and membership option before purchasing.

Golf at PGA West

The Club at PGA WEST currently provides access to six courses: Palmer Private, Nicklaus Private, Weiskopf Private, Pete Dye Stadium, Nicklaus Tournament, and Greg Norman. The Distinguished Desert membership expands access to nine courses by adding the Mountain and Dunes courses at La Quinta Resort and the private Citrus Course.

The private courses are Palmer, Nicklaus Private, and Weiskopf. Stadium, Nicklaus Tournament, and Greg Norman are resort courses, and the Stadium and Nicklaus Tournament courses host The American Express. The Mountain, Dunes, and Citrus courses are part of the broader nine-course membership option but are not part of the PGA West residential map.

Course position matters when comparing homes. A residence may face a private or resort course without including play on that course, and buyers should evaluate fairway orientation, afternoon sun, cart paths, golf-ball exposure, tournament activity, water features, and nearby maintenance areas.

Golf Membership Options and HOA Dues

Distinguished Desert provides the broadest access, including unlimited golf on all nine courses and privileges at both The Club at PGA WEST and The Citrus Club. Golf Membership includes unlimited play on the six PGA WEST courses, while Sport Membership includes Sports Club, dining, social privileges, and golf at member-guest rates on those six courses. Champions Membership centers on the Sports Club, dining, recreation, and social activities.

Current membership initiation fees range from $17,000 to $100,000, with annual dues ranging from $101 to $2,300 depending on the membership category. Buyers should request written confirmation of the selected category, current fees, capital charges, cart or trail fees, category availability, application and approval requirements, family privileges, transfer terms, resignation provisions, and any usage-based charges.

PGA West is not governed by one universal residential HOA. Current property examples range from $425 to $1,025 per month. Every owner is part of the Master Association, while Residence I, Residence II, Fairways, sub-associations, and Special Benefits Areas can carry different assessments and maintenance responsibilities. Review the exact budget, reserves, insurance, included services, transfer charges, planned increases, and assessment history for the property being considered.

Clubhouses, Sports Club, and Amenities

The Club at PGA WEST uses the Private, Tournament, and Greg Norman clubhouses for golf, dining, and member services. Access depends on the membership category and venue, so buyers should distinguish club facilities from amenities maintained by a residential association.

• Sports Club: Four-acre fitness and recreation facility with pool, lap lanes, hot tub, event lawn, and dog park

• Racquet Facilities: Two clay and eight hard tennis courts plus 16 pickleball courts

• Other Recreation: Bocce, pétanque, basketball, volleyball, billiards, table tennis, and fitness programming

• Dining and Social: Members-only dining, poolside dining, lounges, patios, and scheduled club events

• Residential Amenities: Community pools, spas, landscaping, gates, and neighborhood facilities vary by association and property type

PGA West Real Estate and Residential Associations

PGA West has a wider range of housing than most single-course clubs. Buyers can compare golf-course condominiums, attached and detached homes, larger custom residences, newer Signature properties, and deeded Residence Club interests.

The community name alone does not explain the ownership costs. Association structure, maintenance responsibilities, insurance, renovation history, rental rules, course position, and club access can create major differences between similarly priced properties.

Residence I: Palmer and Stadium

Residence I covers homes around the Palmer Private and Stadium courses. The association reports 1,422 homes, including 1,354 condominiums and 68 custom homes, along with five lakes and 54 community pools and spas.

For a Residence I property, confirm the maintenance matrix for the exact floor plan and whether the association is responsible for the roof, exterior, landscaping, irrigation, insurance, pool access, and other components. These responsibilities should not be assumed from the word “condominium” alone.

Residence II and Fairways

Residence II serves homes around the Nicklaus Private Course. Fairways covers residential areas around the Weiskopf, Nicklaus Tournament, and Greg Norman courses and may include additional neighborhood, sub-association, or Special Benefits Area obligations.

Attached and detached homes within these areas can have different maintenance packages, gate structures, landscape responsibilities, and assessment totals. Review the current governing documents and property-specific association disclosures before comparing carrying costs.

Signature and the Residence Club

Signature is a newer neighborhood near the main PGA West facilities with detached homes and condominium-style residences.

The Residence Club is a separate ownership model with 32 vacation homes: 12 designed for full ownership and 20 for fractional ownership. Fractional offerings are deeded one-quarter or one-ninth interests and should not be compared with whole-home listings based only on asking price. Review the ownership share, use calendar, reservation rules, annual fees, financing limits, transfer process, and resale terms.

Current PGA West Homes for Sale

Seventy residential listings were publicly available on July 23, 2026. Whole-home asking prices ranged from $390,000 to $3.75 million, with homes ranging from 1,222 to 6,409 square feet. The current inventory included golf-course condominiums, attached and detached homes, newer Signature residences, and larger custom properties.

For the three months ending May 2026, the median sale price was $1.26 million. During the same period, 68 homes sold with a median of 63 days on market.

What to Know Before Buying a Home in PGA West

• Association Structure: Confirm the Master Association, residential HOA, sub-association, and any Special Benefits Area attached to the property

• HOA Package: Review dues, included services, reserves, insurance, maintenance boundaries, transfer charges, assessments, and planned increases

• Club Membership: Confirm the category, current costs, availability, approval process, course access, family privileges, and additional charges

• Ownership Type: Distinguish fee-simple homes and condominiums from deeded Residence Club fractional interests

• Rental Rules: Confirm HOA and Master Association restrictions along with current City of La Quinta permit eligibility; Signature appears in the City of La Quinta’s General (mitigated) short-term vacation rental category, but permit eligibility must still be confirmed for the individual property

• Property Condition: Review the roof, exterior, HVAC, pool, windows, plumbing, electrical systems, renovations, permits, furnishings, and association maintenance limits

• Course Position: Evaluate sun exposure, fairway and mountain views, golf-ball exposure, tournament activity, cart paths, privacy, water features, and maintenance areas

Buying a Home in PGA West: Local Guidance

The best way to compare PGA West properties is to start with the exact association and ownership type, then evaluate the home, HOA package, course position, and club membership separately. Two homes with similar asking prices can carry very different maintenance responsibilities, monthly costs, rental flexibility, and recreation access.

Tommy Jordan's community tour shows how Palmer Private, Stadium, Signature, Nicklaus Private, Weiskopf, and the Greg Norman area differ visually and geographically. Pair that overview with the current association documents, property disclosures, and written membership schedule before making a decision.
