History and Setting

Eldorado began taking shape in 1957 on former agricultural land in a wind-protected cove beneath the Santa Rosa Mountains. The first round was played on November 22, 1957. William F. Cody designed the original clubhouse, and the community still includes a notable collection of midcentury and later custom architecture.

The club hosted the 1959 Ryder Cup and later became closely connected with President Dwight D. Eisenhower. After leaving the White House, Eisenhower accepted an invitation to spend winters at Eldorado and became an honorary member.

The history matters to buyers because the real estate is not uniform. Some homes retain strong midcentury character, while others have been substantially renovated, rebuilt, or replaced with larger contemporary estates.

Golf at Eldorado Country Club

The private 18-hole course was originally designed by Lawrence Hughes. In 2003, Tom Fazio completely rebuilt the routing, widening tee areas, reshaping greens and bunkers, and adding water features and landscaping.

The setting changes throughout the round, with fairways framed by mature landscaping, mountain views, and the protected cove. Eldorado also has a long tournament history that includes the 1959 Ryder Cup and years as a venue for the Palm Springs Invitational Golf Classic, later associated with the Bob Hope Classic.

Buyers who want club access should begin the membership conversation separately from the real estate search. Ownership does not provide automatic golf privileges.

Membership and HOA Dues

Membership is by invitation only and is not tied to the purchase of a home, cottage, or homesite. The latest available published schedule lists Golf Membership at a $150,000 initiation fee with $44,040 in annual dues, and Social Membership at a $60,000 initiation fee with $22,500 in annual dues.

Those membership amounts are the most recent public figures located during this review, but they are not a current open fee sheet issued on the club's public membership page.

For a standard EPOA lot, the 2025/2026 budget shows $2,571.02 in regular annual dues, approximately $2,950 in annual security charges, $2,400 in annual reserve funding, and a base Spectrum charge of $59.32 per month before taxes and fees. Combined, those current required charges equal approximately $719 per month.

Cottages are governed through a separate cottage association and should not be assumed to follow the standard EPOA budget.

Clubhouse, Dining, and Recreation

Custom Homes, Midcentury Architecture, and Cottages

Eldorado includes large custom estates, original midcentury residences, extensively remodeled homes, cottages, and occasional vacant homesites. The range is wide enough that two properties with similar square footage can have very different architectural value, renovation quality, privacy, and future construction needs.

The main EPOA area and the separate cottage area also have different ownership structures and association obligations. The cottages are member-owned and are positioned close to the clubhouse, golf course, fitness facilities, and pools. Buyers considering a cottage should review the separate cottage budget, reserve funding, rental procedures, maintenance responsibilities, and club-access rules.

For detached homes, review the age and condition of major systems, permit history, roof, drainage, landscaping, pool equipment, windows, and any architectural approvals. Significant remodeling or new construction is subject to the applicable design-review and construction rules.

Current Homes and Homesites for Sale

Three completed homes and one vacant homesite were actively offered on July 30, 2026. The completed homes were listed from $4.3 million to $6.25 million and ranged from 3,454 to 4,901 square feet. The active homesite was listed at $2.75 million and measured approximately 0.59 acres.

With so little inventory, a single new listing or sale can materially change the apparent price range. A preserved midcentury home, a fully rebuilt estate, and a vacant lot should be compared as different products rather than blended into one neighborhood average.

Where Is Eldorado Country Club?

Eldorado is in south Indian Wells, with its main gate on Fairway Drive near the southern end of Eldorado Drive. The community sits below the Santa Rosa Mountains and is separated from much of the city's commercial activity.

Highway 111, El Paseo, Eisenhower Health, Indian Wells Tennis Garden, Indian Wells Golf Resort, and La Quinta are all within a practical drive. The setting feels more private and residential than the resort corridor while remaining close to daily services in Indian Wells and Palm Desert.
