Golf at Toscana Country Club

The South and North courses are both private Jack Nicklaus Signature designs, but they have different settings. The South Course plays 7,005 yards from the Golden Bear tees and uses more elevation change, rolling greens, bunkering, and a greener landscape. The North Course plays 7,045 yards from the back tees and uses desert arroyos, rock formations, indigenous planting, and rolling fairways.

Golf membership is limited to 275 families per course, and the club provides walk-on access without required tee times. Practice facilities include a double-ended driving range, short-game and chipping areas, a large putting green, and the Bill Harmon Performance Center.

Course position can materially change how a home lives. Buyers should compare the specific hole, tee or green exposure, cart paths, golf-ball activity, water, mountain orientation, afternoon sun, maintenance routes, and distance from the practice facilities or Club Villa.

Golf and Sports Membership and HOA Dues

Resident Golf and Resident Sports are equity non-refundable family memberships. Golf Membership includes both courses, the practice facilities, dining, fitness, spa, pool, tennis, pickleball, bocce, and social programming. Sports Membership includes the club's non-golf facilities but does not include the courses or golf practice areas.

The Resident Golf initiation fee is $180,000, with $36,000 due with the application and the balance due within ten days after approval. Monthly dues are $3,720. Resident Sports Membership has a $120,000 initiation fee, with $20,000 due with the application, and monthly dues of $1,590.

Toscana does not charge a food-and-beverage minimum, club-storage fee, or annual private golf-cart trail fee. Golf-cart, locker, guest, caddie, and other usage charges still apply under the current schedule.

Current active listings report HOA dues of $750 per month. HOA dues are separate from club membership, so buyers should review the current budget, reserves, insurance, security, common-area services, transfer charges, and assessment history for the property.

Toscana was developed by Sunrise Company as a collection of detached residences generally ranging from 2,400 to more than 5,000 square feet, along with a limited number of custom homes on prominent fairway locations. The community is nearly built out: the club reports that 629 of the planned 631 homes have been sold.

Established plans can include courtyards, detached or attached guest casitas, private pools, outdoor kitchens, multiple garages, and separate golf-cart storage. Renovations, room additions, lot size, guest accommodations, and outdoor improvements can make two homes based on the same original plan substantially different.

Larger custom and expanded homes should be evaluated separately from the more common Sunrise plans. Compare architecture, renovation quality, parcel size, course frontage, mountain orientation, privacy, garage capacity, pool placement, and nearby construction rather than relying on a broad price-per-square-foot figure.

Current Toscana Country Club Homes for Sale

Six homes were actively listed on July 26, 2026, with asking prices from $2.45 million to $4.395 million and a median asking price of $3.81 million. The current inventory ranged from 3,260 to 5,433 square feet and included established Sunrise plans, expanded residences, and larger custom homes.

A home on the North Course should not automatically be compared with a similarly sized home on the South Course. Lot size, original plan, renovation level, casita configuration, pool placement, golf exposure, mountain orientation, and membership availability can create meaningful differences in value.
