The Vintage Club is a private equity golf and residential community in Indian Wells at the base of Eisenhower Mountain. It has two Tom Fazio-designed courses and five residence categories, from Cottages and Terraces near the clubhouse to larger Desert and Custom Homes.

Before comparing listings, buyers should look at the residence type, HOA structure, course position, renovation level, and membership requirements. Property ownership is required before applying for club membership, and membership approval and costs are separate from the home purchase.

The Vintage Club Golf Courses

The club opened in 1980 with the Mountain Course, and the Desert Course followed during its first four years. Both 18-hole layouts were designed by Tom Fazio, and the club does not use tee times.

The Mountain Course plays to 7,138 yards and was extensively redesigned by Fazio in 2014. The Desert Course provides a different test at 6,515 yards, with desert landscaping, water features, and a more open visual setting.

Golf Membership and HOA Dues

Buying a home does not include club membership or guarantee approval. Property ownership is required before applying, and membership remains subject to nomination, application, approval, availability, and the club's current terms.

The current Golf Membership figures are a $300,000 initiation fee and annual dues ranging from $50,000 to $54,000. Buyers should request written confirmation of current fees, equity terms, capital charges, food minimums, sponsorship requirements, waitlist status, and transfer rules.

The HOA structure varies by residence type. Recent listing examples show $1,649 per month for a Patio Home and $3,458 to $3,678 per month for Cottages. The exact total depends on the property and its applicable master and sub-association charges.

These are property-specific examples, not a community-wide guarantee. Confirm the exact master and sub-association amounts, included services, billing periods, reserves, assessments, transfer charges, and planned increases for the home being considered.

Clubhouse and Amenities

The 80,000-square-foot clubhouse was renovated in 2016 and contains the club's primary dining, social, golf, and member-service areas. Dining options include the LakeView Grille, Palm Court, Vintage Market, and locker-room food and beverage service.

The 18,000-square-foot Spa & Wellness Center includes fitness equipment, group classes, personal training, and dedicated Pilates, Gyrotonic, and yoga studios. Racquet facilities include nine tennis courts, eight pickleball courts, and a 1,000-seat stadium court.

Homes and Residence Types

Cottages and Terraces are closest to the clubhouse and include more shared services than the larger detached-home categories. Cottage floor plans begin at 2,200 square feet and include shared pools, spas, and outdoor gathering areas. Terrace residences begin at 2,190 square feet in two three-story buildings with concierge service and shared recreation areas.

Patio Homes are detached residences beginning at 2,800 square feet. Desert Homes begin at 4,500 square feet and generally occupy larger parcels near the Desert Course and lake system, with more outdoor space, pools, and spas.

Custom Homes begin at 4,000 square feet and may occupy one or more homesites. Architecture, renovation history, parcel size, course position, water exposure, mountain orientation, guest accommodations, and nearby construction can create major value differences within this category.

Current Homes for Sale

Publicly listed homes on July 23, 2026 ranged from $1.895 million to $4.2 million and included Cottages and Patio Homes. Inventory can be limited, especially for Terraces, Desert Homes, and larger Custom Homes, so current availability may look very different from one month to the next.

A Cottage, Patio Home, Terrace residence, Desert Home, and large Custom Home are not interchangeable comparables. Contact The Tommy Jordan Group for current availability and a comparable-sales analysis based on the same residence type.

What Buyers Should Verify Before Purchasing

• Membership: Current availability, nomination, sponsorship, application, approval, initiation fee, annual dues, capital charges, food minimums, equity terms, and transfer rules

• Association Costs: Master HOA, residence-type sub-association, included services, billing periods, reserves, assessments, and transfer fees

• Residence Category: Ownership form, maintenance responsibilities, shared amenities, concierge or landscape services, and parking configuration

• Property Position: Course and hole location, golf-ball and cart-path exposure, water features, mountain orientation, afternoon sun, privacy, and nearby construction

• Sale Terms: Furnishings, artwork, golf carts, vehicles, solar equipment, and other personal property included or excluded from the purchase

Buying a Home in The Vintage Club

The most important distinction inside The Vintage Club is the residence category. Cottages and Terraces can carry higher association costs because of their shared services, while Patio, Desert, and Custom Homes place more of the maintenance and property condition directly on the owner.

Recent sales show why one price or price-per-square-foot figure can be misleading in this community. Compare the home with the same residence type, a similar association structure, renovation level, course position, and view orientation.
