Broadway Cove in Cathedral City: What to Know About Shea Homes’ 101 New Homes

Dusty Nixon August 25, 2026

Broadway Cove in Cathedral City is moving from plans to actual construction. The new Shea Homes community is taking shape near East Palm Canyon Drive and Bankside Drive, with approximately 101 detached homes planned along the southern edge of Cathedral City.

Shea Homes is still marketing Broadway Cove as a coming-soon community, so there is an important distinction between what is already happening and what buyers can actually purchase today. Construction has started, but Shea has not yet released individual home plans, quick move-in inventory, an official sales-opening date, or a complete price sheet.

What has been published gives a clearer picture of the project. Current plans call for two-story homes of approximately 1,946 to 2,257 square feet with three to four bedrooms, three full bathrooms plus one half bath, two-car garages, a mix of Contemporary and Mid-Century architectural styles, and planned community amenities including a pool and fitness space.

Quick Answer: What Is Broadway Cove in Cathedral City?

Broadway Cove is a new Shea Homes community under construction in Cathedral City, California, with approximately 101 detached homes planned near Highway 111 and Bankside Drive.

  • Approximately 101 single-family detached homes
  • Approximately 16.4-acre project site
  • 1,946 to 2,257 square feet
  • Three to four bedrooms
  • Three full bathrooms plus one half bath
  • Two-car garages
  • Two-story floorplans
  • Contemporary and Mid-Century architectural styles planned
  • Outdoor pool, pool house, locker rooms, and fitness and wellness space planned
  • Construction is underway
  • Individual home plans and quick move-in homes have not yet been released
  • No official sales-opening date has been announced

Shea's current Broadway Cove community card lists anticipated pricing from $800,000, while descriptive copy on the same page says pricing is anticipated from the high $800s. Buyers should wait for the official home and homesite releases before treating either figure as a final purchase price.

Project information, builder details, pricing language, and sales status were last checked August 25, 2026. Plans, pricing, amenities, release timing, and availability can change as the community develops.

1. Construction Has Started, but Broadway Cove Is Not Selling Homes Yet

Broadway Cove has reached an important stage: work is now visibly underway at the property. The Desert Sun reported on August 18, 2026 that construction had started near Bankside Drive, with heavy machinery operating across the site.

That does not mean buyers can select a floorplan or purchase a quick move-in home yet. Shea Homes still labels Broadway Cove as coming soon, says information sessions are starting soon, and currently shows zero home plans and zero quick move-in homes on the community page.

There is also no published date for the first completed homes. A Shea salesperson contacted for the August 18 report could not provide a completion date for the first units.

For now, the most concrete next step offered by the builder is joining the Broadway Cove interest list for future floorplan releases, information sessions, events, and community updates.

2. Where Is Broadway Cove?

Broadway Cove is located in south Cathedral City near East Palm Canyon Drive, also known as Highway 111, and Bankside Drive. City environmental documents place the property on the south side of East Palm Canyon Drive near Bankside Drive and the Santa Rosa Mountains.

The approved tract covers approximately 16.37 acres. Current Shea marketing continues to describe the community as an intimate development of approximately 101 homesites.

The Highway 111 location provides convenient access to Palm Springs and Palm Springs International Airport. Shea also highlights access to Interstate 10 and identifies the community as being within the Palm Springs Unified School District.

3. What Will the Broadway Cove Homes Be Like?

Shea Homes currently lists Broadway Cove as a collection of detached, two-story homes ranging from approximately 1,946 to 2,257 square feet.

Published specifications currently include:

  • Bedrooms: Three to four
  • Bathrooms: Three full bathrooms plus one half bath
  • Garage: Two-car garage
  • Stories: Two
  • Home size: Approximately 1,946 to 2,257 square feet

Shea says the community will include a mix of Contemporary and Mid-Century architectural styles, with open-concept interiors and designs intended to complement the surrounding desert setting.

What buyers cannot see yet are the individual plan names, room configurations, elevations, lot-specific options, included finishes, upgrade packages, or exact dimensions for each plan. Shea's website currently says home-plan details are coming soon.

4. How Much Will Broadway Cove Homes Cost?

Broadway Cove does not yet have a complete public price sheet, and Shea's own website currently uses two slightly different descriptions of anticipated pricing.

  • The Broadway Cove community card lists anticipated pricing from $800,000.
  • Copy within the community page describes anticipated pricing from the high $800s.

Those figures should be treated as preliminary guidance rather than a guarantee that a specific home will be available at a particular price. Final purchase prices can vary with the floorplan, homesite, elevation, structural options, design selections, upgrades, lot premiums, incentives, and the pricing in effect when each release occurs.

The safest current takeaway is that Shea is advertising an anticipated starting point in the $800,000s. Exact plan and homesite pricing has not yet been published.

5. What Amenities Are Planned at Broadway Cove?

The current Broadway Cove page focuses on a smaller group of community amenities rather than an extensive resort-club concept.

Shea currently plans:

  • An outdoor swimming pool
  • A pool house
  • Locker rooms
  • A fitness and wellness studio or onsite gym

City documents for the original tract also describe common recreation areas and private internal streets. Recent reporting describes Broadway Cove as a gated community.

Older descriptions of the project have mentioned additional features, but they are not all included on Shea's current Broadway Cove page. For that reason, buyers should rely on the builder's current disclosures and eventual association documents rather than assuming every amenity discussed during earlier planning stages will be delivered.

6. Broadway Cove Was Previously Called Nirvana Estates

The Broadway Cove project has been in the planning process longer than its current name suggests.

In 2023, Cathedral City approved a development known as Nirvana Estates on the same approximately 16.37-acre property. The approved tract included 101 single-family lots, common areas, recreational space, water-retention areas, and private streets.

The project later became associated with Shea Homes and was renamed Broadway Cove. In April 2026, Cathedral City's Community and Economic Development Department approved a Broadway Cove Planned Unit Development amendment requested by Trilogy by Shea Homes. The amendment covered minor site, landscaping, and architectural revisions while remaining consistent with the project's earlier environmental review.

In June 2026, Cathedral City placed the final map and subdivision agreement for Broadway Cove, formerly Nirvana Estates, on the City Council agenda as part of the project's continued development process.

This history helps explain why older public documents may use different names or show details that do not perfectly match Shea's current marketing. For current home sizes, architecture, pricing language, and amenities, the latest Shea Homes information is the better reference.

7. What Has Not Been Announced Yet?

Broadway Cove has moved far enough along that buyers can see the overall direction of the community, but several important details remain unpublished.

As of August 25, 2026, Shea has not publicly released:

  • Individual home-plan pages
  • Plan-by-plan base prices
  • Homesite premiums
  • Quick move-in inventory
  • A model-home opening date
  • An official sales-opening date
  • A first-home completion date
  • Final HOA dues and a complete list of what those dues will cover
  • A full schedule of standard features and buyer upgrades

That does not indicate a problem with the project. It means Broadway Cove is still early enough in the development and sales process that buyers should separate the information already published from details that are still coming.

8. What Should Buyers Verify Before Reserving a Home?

Once Broadway Cove begins releasing homes, the starting price will be only one part of the decision.

Before signing a reservation or purchase agreement, buyers should review the current builder documents and confirm:

  • Exact base price: The price for the specific floorplan and release being considered
  • Homesite premium: Any additional charge tied to location, orientation, view, size, or position within the community
  • Included features: What comes standard compared with structural or design-center upgrades
  • HOA: Current dues, services, reserves, insurance responsibilities, community rules, and what the association maintains
  • Taxes and assessments: The complete projected property-tax burden and whether any additional assessments apply
  • Construction timing: Estimated completion dates and how the contract addresses delays
  • Lot position: Road exposure, neighboring lots, mountain orientation, common areas, pool or fitness facilities, drainage infrastructure, and future construction activity
  • Title and disclosures: Recorded easements, restrictions, association documents, and the exact ownership interest being conveyed

New construction can make it tempting to focus on the floorplan and finishes first. The stronger comparison looks at the complete purchase price, recurring expenses, homesite position, community documents, and how the property fits the buyer's long-term plans.

9. Is Broadway Cove Worth Watching?

Broadway Cove stands out because it adds a relatively small new-home community along the Highway 111 corridor in Cathedral City at a time when much of the surrounding housing stock is already established.

The current plan may appeal to buyers looking for new construction, modern desert design, community pool and fitness amenities, a gated setting, and convenient access to Palm Springs.

The main reason to keep watching the project is that the most useful buying information has not been released yet. Individual floorplans, homesite maps tied to specific plans, actual release prices, HOA costs, upgrade packages, and model-home timing will make it much easier to compare Broadway Cove with existing homes and other new construction around the Coachella Valley.
