That is why buyers should not ask only, “What is the PGA West HOA?” The better question is: what does this exact property require, what does each payment cover, and which club costs are separate?

1. There Is No Single “PGA West HOA Fee”

PGA West is not one residential association with one monthly assessment. There are separate residential associations for Palmer and Stadium, Nicklaus and Weiskopf, and Fairways, along with a master association. Other named sections and gates can also have their own rules, management, or cost structure.

The exact address matters because the residential association determines which common expenses are shared and which maintenance responsibilities stay with the owner. Even within the broader PGA West name, a condominium and a detached home can have different association obligations.

When you review a listing, identify all of these before comparing the monthly number:

  • The exact residential section and gate

PGA West Residential Association I includes 1,354 condominiums and 68 custom homes around the Palmer and Stadium courses. Its common areas include five private lakes, 54 pools and spas, landscaping, irrigation, and ambient lighting.

Owning a home in Residence I does not include club membership or access to the three private courses, and HOA dues do not support golf-course operations. That distinction is central to understanding PGA West ownership: a home can sit beside a famous course without the residential assessment paying for private golf privileges.

The difference becomes clearer when you look at an actual property. As of August 17, 2026, 54229 Oakhill was listed with HOA dues of $774 per month. For that property, the HOA covers roof maintenance, exterior paint, pest control, earthquake and exterior condominium insurance, front and back landscaping outside the courtyards, cable, and internet.

That $774 figure is an example for one currently listed property, not a PGA West-wide fee. Another home can have a different assessment and different inclusions. Always use the current association statement and disclosure package for the home you are actually buying.

3. Golf Membership Is a Separate Cost Decision

Homeownership and club membership should be priced separately. PGA West currently offers several membership options, and the value depends on how much golf and recreation you actually want.

Golf Membership currently includes unlimited social, Sports Club, and dining privileges plus unlimited playing privileges on six PGA West courses: Palmer Private, Nicklaus Private, Weiskopf Private, Pete Dye Stadium, Nicklaus Tournament, and Greg Norman.

Sport Membership includes unlimited social, Sports Club, and dining privileges and playing privileges on those six courses at the member-guest rate. Champions Membership focuses on Sports Club, recreation, dining, tennis, pickleball, fitness, pool, and social privileges. PGA West also promotes a Distinguished Desert option that expands access across PGA West and The Citrus Club.

Current initiation fees and dues are not publicly posted. Before making a purchase decision, get a current written membership proposal that shows:

  • Initiation fee
  • Monthly or annual dues
  • Golf-cart, trail, or usage charges
  • Capital or other one-time charges
  • Membership availability or waitlist status
  • Family eligibility and guest privileges

California HOA disclosure rules give buyers more than a snapshot of today's dues. The transfer package can include governing documents, the most recent annual budget materials, current regular and special assessments, approved assessment changes that have not yet become due, and other association information.   • The current operating budget

  • Current and approved special assessments
  • Approved future assessment changes

  • Maintenance responsibilities assigned to the owner

Comparing homes is easier when every cost is converted into the same annual framework.

For each property, list:

  • Residential HOA dues
  • Master-association amount and whether it is already included

  • Club initiation or one-time charges
  • Recurring golf, Sport, Champions, or other membership dues
